If a leak goes on for an extended period, it could damage the property, and thus, the repair could be costly for the letting agent or landlord. It could also mean the tenants will be deemed liable for any costs related to an untreated leak occurring during their tenancy.
Hence, it should be investigated and fixed promptly. A leak test will be necessary to identify if the leak is internal or external. Internal leaks need to be fixed by the letting agent or landlord so they need to be notified if you find a leak. External leaks will be fixed by the local water supplier, so please let us know if this is the case.

If your cold water is running but your hot water isn’t heating up, this usually points to an internal issue often related to your boiler. We recommend contacting your letting agent or landlord, who can guide you on the next steps. Should a plumber be required, your letting agent or landlord will arrange for one to attend the property and resolve the problem.

First, shut off all taps, but leave your internal stop tap open. You mustn’t use appliances or the bathroom during the test.
Take a meter reading, making sure to read all the digits and dials.
Leave a reasonable amount of time before taking the second reading. It's useful to take a reading before you go to bed and take the second reading the following morning.
Take your second reading.
If your reading is higher than the first reading, please shut off the internal stop tap that is usually located under your kitchen sink.

Turn on the kitchen tap and check that no water comes out - you may need to let it run for a few minutes before it stops.
If the water continues to flow it might mean you have not shut the internal stop tap fully or it is faulty and it needs repairing. In this case, the letting agent or landlord will need to be informed so they can get it fixed.

Once the stop tap has been successfully shut and no water is running on the taps. Wait for about 5 to 10 minutes. You can then take another meter reading. Read all the digits and dials.
You might wish to do the test in the evening before you go to bed. In this case, the 1st reading will need to be taken before retiring to bed, and the second reading the following morning before reopening the internal stop tap.
If your latest reading remains the same, it might be an indication of an internal issue. Your letting agent or landlord will need to be notified so they can send a plumber out.
If your latest reading is higher please get in touch as this usually means that there is an external leak. We will arrange an appointment with the supplier for an engineer to go out and investigate this further and carry out any necessary work.
If at any point during the test, the internal stop tap is closed successfully and all appliances are off, you have checked the meter and the dials are still moving, it could be an indication of an external leak or a faulty meter.
